Exterior Home Services Membership Agreement

This Membership Agreement outlines the terms of participation in the Exterior Home Services Membership
provided by T&M Seasonal Services. The goal of this membership is to provide consistent, proactive exterior
property care, reducing the need for reactive scheduling, multiple contractors, and ongoing oversight by the
homeowner.

1. Nature of the Membership

The membership is a managed exterior maintenance program, not a pay-per-visit or on-demand service.

Some services occur on a fixed schedule, some seasonally, and others as needed based on property

conditions. Timing and frequency are determined by the Company to maintain the property at an agreed-

upon standard.

2. Included Services

All exterior services are included in the membership, with service frequency determined by the selected plan

level. Services include lawn maintenance, property cleanup, pressure washing, window washing, gutter

cleaning, seasonal snow removal, pool cleaning (if applicable), Christmas light installation, aeration,

dethatching, topdressing and overseeding, mulch installation, and garden tilling. A Service Scope Summary

forms part of this Agreement.

3. Managed vs. Scheduled Services

Not all services are performed on fixed dates. The membership prioritizes consistent outcomes rather than

visit counts.

4. Service Standards

Services are performed according to internal quality standards designed to meet or exceed typical

homeowner expectations. If service falls below standard, it will be addressed.

5. Client Responsibilities

Clients agree to provide reasonable access, secure pets, disclose hazards, and communicate property

changes.

6. Limitations & Exclusions

The membership does not include structural repairs, emergency or unlimited response services, work

outside the property footprint with the exception of the adjacent boulevard and sidewalk, major storm

cleanup, or services not listed in the Service Scope Summary.

7. Snow Removal

Snow removal is included and subject to defined triggers and a set number of service calls per season. During

winter months, snow removal may be the primary active service.

8. Communication

The Company will communicate proactively regarding delays, seasonal scheduling, and adjustments.

9. Payment Terms

Membership fees are billed monthly and reflect overall service coverage, not individual visits.

10. Changes & Cancellation

Clients may cancel with reasonable notice. Service or pricing adjustments may be recommended if property

conditions change.

11. Good Faith & Intent

This membership is offered to clients with an established working relationship and is intended to simplify

property care.
